Leasehold homes

The Leasehold department of Chevin Housing Association is also known as Harewood Housing Society Limited (HHS).

We manage most of the leasehold properties owned by either Chevin HA or HHS.  The types of tenure which fall into the "leasehold" category are:

Low Cost Home Ownership (LCHO)

Intermediate  rents

Market Rents

Right to Buy/Right to Acquire (initial applications, re-sales and technical issues only)

Management of Private Leasehold Management

LCHO

This title includes the following tenures:

Shared Ownership

Discounted Sale

Leasehold Schemes for the Elderly (LSE)

Outright Sales (Only where an estate charge is due)

The purpose of the LCHO schemes is to provide affordable housing to those eligible and to enable people to get on to the housing ladder at a cost they would not normally be able to afford.  With the exception of Outright Sale properties, the leaseholder would own a share in the property with the other share remaining in the ownership of Chevin HA or HHS.

Dependent on the type of scheme and the share owned, rent is payable for the share owned by Chevin HA or HHS.  In all cases (except outright sales) there is a charge for buildings insurance and audit fee.

We take over management following the initial sale and undertake the day to day management along with re-sales.

Intermediate Rents

These are LCHO properties which are unsold and are rented out on a short term tenancy. 

Market Rents

These are properties which are either owned, leased from or managed on behalf of other organisations and are let out on short term tenancies at a cost in - line with market rent costs.

Right to Buy/Right to Acquire

These are the properties previously owed by Chevin Ha or HHS but where the original tenant had exercised their right to buy and either still remain in the property or have sold on to another person.

We deal with the initial applications together with re-sales and technical issues.  The day to day management of the scheme/property is undertaken by Housing Management Department.

Management of Private Management Schemes

This is a large proportion of the departments work.  We are appointed as managing agents to Private Leasehold Schemes.  These schemes have no connection to Chevin HA and are completely independent.  They are always run under the name of Harewood Housing Society.  We provide a complete management and company secretarial service for which a management fee is received.
